Beat the Snowbirds and Find the Bargains Now!

The snowbirds will be back before you know it, so if you live locally in South Florida, now’s the time to find your dream home and lock in the best deal.

It’s a sellers’ market here in Florida, but the cooler weather and shorter days mark the beginning of home bargaining season! You read that right. Since June is recorded to have the highest amount of home sales, and January has the lowest amount, any homes or condos for sale from the summer season are likely to be much more negotiable by the homeowner. In south Florida, some of the best times for a buyer to get a good deal are early October, November, December, and right after Christmas. And if you’re worried that there isn’t much left to choose from, fear not. For the Palm Beach and greater Fort Lauderdale area, a Realtor report showed there were still 13,492 homes for sale as of August! So if you’re feeling discouraged by your summer search, don’t give up just yet.

In Florida, homes that go up for sale in the summer generally stay on the market for the shortest amount of time, ranging between 30 and 50 days. For this reason, many sellers opt to list their homes in May or June, hoping for a quick sale, but with so many sellers following this thinking, there may be more homes for sale than there are buyers! In reality, the real estate market in Florida behaves much differently than other states, particularly those with seasonal changes and tourist fluctuations, but Florida’s year-long warm weather actually makes selling (and buying) a home down here possible at any time. But the seasonal psychology and pressure to list in the summer is what creates the ‘leftover’ of homes in the fall season that buyers can capitalize on. 

Buying a home that’s been on the Florida real estate market for a while means not just giving your Realtor® the ability to negotiate a lower cost, but some other nice potential perks as well. Here are some other negotiating points to consider raising to get the biggest bargain:

  1. Flexibility on closing dates. This is a great ask if you need to coordinate leasing details with your current home. 

  2. Think the existing couch fits perfectly in the living room, or you really need new lawn care tools? Try asking the sellers to include these items with the sale. 

  3. Home price - this is an obvious one, and likely a point that should be made easily if the home has been listed for a while, but the points to remember to address when negotiating the price are comparable properties, neighborhood status, and the condition of the home. This may save you thousands of dollars!
